Hospitality at a Turning Point: Challenges and Opportunities Across the GCC and Syria

The hospitality sector across the GCC and Syria is entering a new phase—one defined not simply by growth, but by commercial performance, changing demand and the ability to adapt.

In the GCC, tourism infrastructure and investment remain exceptionally strong. However, the market is becoming increasingly competitive. New hotel supply, changing traveller behaviour, geopolitical uncertainty and pressure on occupancy and rates are forcing hotel owners and operators to look beyond traditional sales and marketing approaches. The GCC is expected to add almost 126,000 hotel rooms by 2030, increasing competition for demand.

The challenge is therefore no longer simply attracting visitors. It is converting demand into profitable hotel performance through stronger market segmentation, smarter revenue strategies, effective distribution, direct business development and disciplined commercial execution.

Syria presents a very different picture—but potentially an equally significant hospitality opportunity. After years of disruption, the country is experiencing a rapid revival in visitor activity. International arrivals increased sharply in 2026, while hotel capacity remains limited, creating a situation where demand is developing faster than supply.

Yet Syria's challenge is not simply to build more hotels. The country needs to rehabilitate existing properties, develop new accommodation, restore infrastructure, strengthen connectivity, improve service standards and create commercially sustainable hospitality businesses. The Tourism Ministry has already launched programmes to upgrade hundreds of one- and two-star hotels as part of its 2026–2030 tourism strategy.

For both markets, the lesson is clear:

Hospitality growth without commercial discipline is not enough.

Whether a hotel is competing in an increasingly sophisticated GCC market or participating in Syria's tourism revival, success will depend on understanding the market, identifying performance gaps and turning opportunities into practical, measurable commercial action.

This is where the next generation of hospitality consultancy must add value—not simply by advising hotels, but by helping them perform.
